Mid - 2025 logistics overview..

We are now half way through 2025! Lets take a look at how logistics is getting on so far this year.

Frankfurt region is up Modestly, however Munich is still below long-term average despite recent year on year gains.

Nationwide take-up for logistics / industrial space in the first half of 2025 was about 2.52 million sqm.

First half of 2025 saw an upward trend , leasing / owner-occupation in Germany’s industrial/logistics sector reached around 2.5 million m², roughly 3-5% up on the same period last year.

Among the top 8 logistics/industrial hubs, leasing has rebounded strongly, bringing results close to the five-year averages.

Leasing activity is expected to continue improving in the second half as delayed expansions kick in.

New construction is unlikely to surge dramatically: supply growth will remain modest, and groundbreaking activity has already picked up slightly.

Rental growth will remain positive but tempered, especially in prime hubs. Markets outside prime/geographic sweet spots may see flatter growth or more negotiation.

Investors are likely to keep favouring core and core-plus assets; large portfolios remain constrained, but single large deals are helping revive deal flow.
